  • INTRODUCTION

    AKM is an independent manager of private equity registered by the CNMV as a SGEIC company ("Sociedad Gestora de Entidades de Inversión Colectiva de tipo cerrado"). AKM is specialized in the structuring and managing of real estate investment vehicles.
    Its investment specialisation consists of residential buildings in good locations in Madrid and Barcelona, which need to be adapted to the current market needs and demand. Currently AKM manages assets for a total value of more than €200 million through the five invesment vehicles it has launched since 2013 in Spain; AKM Real Estate I, AKM Real Estate II, AKM Real Estate II Plus, AKM Real Estate III and MB Value Added Residential Investments.

  • STRATEGY

    In order to offer AKM's investors the highest return against the lowest risk profile possible, AKM has based its strategy on 3 fundamental aspects: 1) generate a significant deal flow in order to select the best assets, 2) add value through refurbishment of the assets (more or less depending on the assets) and through an efficient management of the tenants and 3) sale of the units on an individual basis (one-by-one).

  • COMMITMENT

    We collaborate with private banks to create investment vehicles and we follow strict and demanding Corporate Governance and transparency rules and guidelines in the performance of our day-to-day activities and presentation of the necessary reports.
    We are completely aligned with the interests of the investors, as we have co-invested with them our own equity and will enjoy our returns only at the end of the projects.

Xavier González Dolz

Managing Partner
38 years of experience in the real estate sector. Former Executive Vice President of Grupo Restaura, which was the leading company in Spain in the acquisition and refurbishment of buildings in the center of the cities, with the purpose to resell after accomplishing the refurbishment.
During his career at Grupo Restaura he consolidated the company's business model, started the expansion process to the main Spanish cities and exported the business model to international markets such as Paris, Berlin, Lisbon and Warsaw.

Fernando Conde

Managing Partner
During the last 34 years he has carried out all the activities related to a real estate services company.
He started at Grupo Restaura as Commercial and Marketing Director, moved up to Deputy General Manager and finished being the Managing Director for the Spanish business.
His duties included leading the purchasing process of the assets as well as the management of the projects up to accomplishing the fixed objectives.

Stephan Koen

Managing Partner
Graduate in Business Administration at Erasmus Universiteit Rotterdam (The Netherlands) and Master CEMS-MIM (Master of International Management) at ESADE.
He has gained large and in-depth experience in Corporate Finance and Invesment Management at Deloitte Corporate Finance (before Arthur Andersen) and at AndosinsCapital, a Barcelona and Andorra based family office.
He has been Board member at various companies in different sectors: food & beverage, logistics and energy.

Lorenzo Abascal

Managing Partner
Graduate in Business Administration and MBA at ESADE, MIM (Master of International Management) at Thunderbird University (Phoenix, Arizona).
Amongst others, he stands out for his professional experience at various companies in the real estate sector in Spain and the USA (Confort Promotora Inmobiliaria, Excel Development Co., Copcisa, Parquesol) and at AndosinsCapital, a family office based in Spain and Andorra.
Additionally, he accounts for large experience in real estate and hotel investments in foreigh countries (India, Poland, France, Hungary, USA).

  • INVESTMENT

    AKM invests in real estate assets located in Madrid and Barcelona. Based on its location and features, AKM selects amongst its dealflow the most solid and robust investment opportunities, with high value creation potential in order to guarantee a profitable and secure investment.
    The selection of the assets is based on a balanced criterion between maximum capital protection and high value creation potential.

  • MANAGEMENT

    Once the assets are acquired, an active hands on approach is applied to the assets' management in its different facets with the objective to increase its profitability and market value substantially.
    The refurbishment of the buildings is a key aspect in the process of recovering the historical urban heritage of the cities' centers.

  • Divestment - Returns

    Once the value creation of the buildings has been accomplished, the assets are sold with the purpose to obtain the capital increase and, thus, allow to optimize the return on investment.
    The resulting apartments are sold to the market totally refurbished and adapted to the current market demand in its inside distribution, services and quality of the works.
